Dubai South is a master-planned district anchored by Al Maktoum International Airport and the legacy of Expo 2020. It is a long-term infrastructure play, not a mature residential market. Entry prices are among the city’s lowest. Investors entering Dubai South are making a bet on a decade or more of planned development materialising on schedule.
Tenant demand is currently limited to airport-economy workers and those employed in adjacent industrial and logistics zones. This is not a premium rental market. The investment thesis depends on the Dubai 2040 Urban Master Plan designating the area for significant residential and commercial growth, and on Al Maktoum International expanding to replace DXB as Dubai’s primary airport. Both are plausible long-term outcomes. Neither is guaranteed on a specific timeline.
